Act Five is seeking a Property Manager (Contract) to provide ongoing property oversight and maintenance, with the potential for expanded responsibilities during upcoming renovations.

We are excited by how young people have been led through this community over our first seven years.

Based out of Hamilton, ON, Act Five operates out of a large home in a downtown Hamilton neighbourhood, running a gap year program and residency program. This home is central to all that Act Five is and does, and it needs a great deal of care.

Role Overview

The Property Manager provides steady, reliable oversight of the Act Five Residence, helping ensure that the space is safe, functional, well-maintained. This role focuses on property maintenance. It does not include building leases, finding tenants or subletting; nor does it assume week-to-week upkeep such as snow removal, waste disposal or landscaping work.

The Property Manager operates with a high degree of autonomy while remaining communicative and responsive to the reasonable needs and priorities of Act Five staff.

This is a contract (independent contractor) role, not an employee position.

Key Responsibilities

Ongoing Property Oversight:
  • Conduct regular (average of twice per month) visual check-ins on property condition
  • Coordinate routine maintenance and minor repairs as is necessary
  • Identify and flag emerging maintenance, safety, or security issues
  • Liaise with contractors and service providers for standard maintenance work
  • Communicate clearly with Act Five leadership regarding needs, timelines, and recommendations
  • Respond to maintenance-related issues in a timely manner
Additional Work (As Needed):
  • Coordinate or oversee work that falls outside regular maintenance scope (e.g., larger repairs, urgent issues, or specialized projects)
  • Manage or coordinate subcontractors as required
  • Support one-off projects as mutually agreed upon with Act Five

Compensation

  • Base compensation: $400 per month for ongoing property maintenance oversight
  • Payment structure: Monthly invoicing; payment due within 30 days of receipt
  • Additional compensation: Work beyond the base scope (e.g., larger repairs, urgent issues, or special projects) will be agreed upon in advance and paid either hourly or per project, at a rate to be agreed upon at the commencement of the contract

*Opportunity for Expanded Work: Renovations, Summer 2026

Act Five anticipates a sizable renovation project at the Act Five Residence from April to September 2026.

Subject to fit, availability, and mutual interest, there may be opportunity for the Property Manager to take on additional paid project-based or project management responsibilities related to this renovation. Scope, expectations, and compensation will be negotiated on a case-by-case basis and confirmed in writing.

Ideal Candidate Profile

  • Experience with property maintenance, facilities coordination, and/or trades-related work
  • Lives close to the Act Five Residence and is able to respond locally as needs arise
  • Comfortable sourcing, coordinating, and overseeing subcontractors
  • Communicative, reliable, and proactive
  • Able to work independently with sound judgment and initiative
  • Provides their own tools where applicable
  • Supportive of, and aligned with, the mission and work of Act Five

Time Commitment

  • Ongoing, low but consistent monthly commitment
  • Variable hours depending on maintenance needs
  • Autonomy over scheduling and methods of work
  • Possible increased time commitment possible during renovation periods (by agreement)

Responsiveness Expectations

  • Urgent issues (e.g. safety concerns, flooding, loss of essential services): acknowledgement and coordination within 12–24 hours
  • Non-urgent maintenance: response within 1–3 business days
  • This role does not require 24/7 on-call availability, but does require timely communication, good judgment, and coordination of appropriate responses
